Sundance is officially landing in 2027, and while the headlines are predicting a wild rush, what I’m seeing on the ground is much more nuanced.
I’ve lived in Boulder my entire life. From the playground at Foothills Elementary to my days at CU splicing film with a razor and tape, I’ve watched this town evolve through every lens. Now that I’m 55 and my kids are grown, Brad and I spend our evenings rewatching early 90s classics and reflecting on how much has changed—and how much hasn't.
For 30 years, I’ve been the "welcoming one"—the room mom, the one always taking the group photo, and the realtor helping families navigate their next chapter. That perspective matters because Boulder doesn’t respond to change the way most markets do. What’s happening right now isn’t a loud surge; it’s a quiet, selective shift.
The initial reaction was simple math: More visitors = sky-high prices. It’s a logical guess, but in Boulder, our real estate rarely moves in broad strokes. My family has always lived by a simple mantra: Location, Location, Location—It’s All About the View. Our market doesn't spike uniformly; it settles into specific pockets. The most meaningful moves are happening right now, behind the scenes, in the "Gold Coast" (West of Broadway) and the "Golden Triangle" (the north country estates), before a single red carpet is ever rolled out.
Instead of a frantic buying spree, the activity is targeted. Brad and I are seeing three distinct trends:
The Early Birds: Out-of-state buyers are moving 5-year plans up to 1-year plans to get settled before 2027.
The "Quiet" Market: A growing number of homes are trading hands before they ever hit the MLS.
Precision over Proximity: Buyers aren't just looking to be "near" Sundance; they want the privacy of a country estate or a walkable gem near Pearl Street.
Sundance isn't coming to change what Boulder is. It’s coming because of what we already are.
